Omniyat: The Developer Turning Dubai’s Architecture into Art

Written by

In 2024, Omniyat Properties achieved what only a few developers can - over $800 million dollars in sales, and that’s only within the ultra-luxury segment, where each residence starts at around  $10 million.

According to Property Monitor, the company now holds about 37 percent of Dubai’s entire prime real estate market.

On Palm Jumeirah, its dominance is even more striking: thirty-three transactions worth $593,6 million gave Omniyat more than 58 percent of the ultra-luxury market share.

These numbers are not just about revenue - they tell the story of how Omniyat has transformed architecture into emotion and buildings into works of art.

Architecture as emotion

Omniyat does not compete in the race for height or quantity. Its philosophy is simple yet powerful - every structure should evoke the feeling of walking through a modern art museum.

When Mahdi Amjad launched Omniyat in 2005, he didn’t want just another development firm - he wanted a studio that treated architecture the way artists treat canvas. From the very start, he brought in design legends like Zaha Hadid, Foster Partners, SOMA Architects, not as contractors, but as collaborators.

Ask anyone inside the company, and they’ll tell you that Omniyat’s work has never been about formulas or marketing phrases. It’s about how a space makes you feel the second you walk in and the light, the silence, the texture of the materials. That’s where their story really begins.

That is why there are no two identical Omniyat projects. Each has its own character, narrative, and signature presence on the Dubai skyline.

Architectural icons by Omniyat

The Opus by Zaha Hadid - a glass cube with a glowing void at its core has become an icon of Business Bay and the only project in Dubai personally designed by the late Zaha Hadid. Inside are high-end apartments, the ME Dubai by Melia hotel, and boutique office spaces.

One Palm - a landmark residential masterpiece on Palm Jumeirah, designed by the celebrated Japanese architect Kengo Kuma. One of its penthouses sold for $27,7 million, setting a 2021 record, according to Gulf Business.

AVA at Palm Jumeirah - an exclusive collection of seventeen residences, each offering panoramic views of the sea and the Burj Al Arab. The project defines a new direction for boutique real estate - private, artful, and deeply personal.

The Lantern - announced in 2024, this waterfront project in Business Bay resembles a luminous art installation. Its golden façade reflects the changing daylight, creating a constantly evolving visual effect.

Founded in 2005. According to The National News, the total portfolio value exceeds $10,9 billion, and the company plans to expand it to $27,2 billion within the next five years.

The investment portfolio includes more than $6,2 billion in completed assets. The developer owns over 20 landmark properties across key locations such as Business Bay, Palm Jumeirah, and Dubai Marina.

ROI: an average of 5-7% per year, reaching up to 10% in the ultra-luxury category.

The average price per square meter depends on the location - for instance, at One Palm, it exceeds $5,400.

Why investors choose Omniyat

Uniqueness. No two projects are alike. Omniyat collaborates with the creative minds shaping 21st century architecture - from Zaha Hadid to Giles Miller.

Status. Owning an Omniyat residence is more than an investment. It’s an entry into an elite circle of people who literally own a piece of architectural history.

High Liquidity. Omniyat properties consistently rank among the fastest-reselling assets in the premium sector. Even during market corrections, the high-end segment remains resilient.

Prime Locations. The company develops only in Dubai’s most strategic and limited areas - Palm Jumeirah, Business Bay, Dubai Marina, and Downtown Dubai - where land scarcity continues to push property values upward.

Omniyat: beyond square meters

Omniyat proves that real estate can be more than a financial investment - it can be a commitment to aesthetics, urban legacy, and personal vision.

In a city that never stops chasing new levels of ambition, Omniyat stands out as a developer that shapes not just the skyline - but the meaning of luxury itself.
